As a buyer, you may feel like it will be difficult to find the exact home you're looking for without building it yourself.  When you are not clear about what you want to buy, the options seem endless and frustrating; especially if you start working with a Realtor who doesn't take the time to understand your wants AND your needs.

What You Can Expect Working With Me

Buying a home is a major event in most people's lives.  A home can represent accomplishment, freedom and your part of the "American Dream".  Through the home buying process, I will be by your side, supporting you and looking out for your best interests. 

We'll have a conversation about your wants and needs and the non-negotiable features in your new home.  We'll cover:

  • What features do you want -- size, number of bedrooms and bathrooms, garage, types of amenities
  • What neighborhoods and school districts do you want to live in
  • The condition of the current Real Estate Market
  • Pre-Qualifying for financing
  • The entire home buying process from the search to the closing
  • How to negotiate successfully and your role in that process
  • How we prepare for the unexpected issues which may pop up during the process
  • How Realtors get compensated

My goal is to make buying a home as possible.  By identifying homes which fit your wants and needs, negotiating the best deal for you and facilitating a smooth closing, you'll be able to celebrate the great home you just bought.

How We Get Started

To make the home buying process easy, you'll need to gather important financial documents to secure financing for your new home.  Some of these documents will include:

  • Investment account statements
  • Bank statements
  • Recent pay stubs
  • Tax returns for two years
  • Copies of leases for investment properties

As an investment buyer, you may be required to provide additional documentation as required by your lender.

Your credit rating you will have a large impact on the financing you can secure to buy your home.  When you visit with your lender about financing they will acquire a comprehensive credit report to help determine the amount you can afford and be approved for. 

There are also free credit reports online if you want to do your own research.

Start Your Search Off On the Right Foot

Once you are pre-approved for a loan, you'll want to be realistic about the price range for your new home.  You don't want to be "house poor" or not be able to enjoy other activities because your mortgage drains the bank account.  As your friend, I don't want you to be house poor either. 

When deciding on a price range to start your search, most lenders recommend keeping the mortgage amount to 28% of your income.  This ensures you can pay the mortgage and your day to day living expenses. 

Your Home Search -- Let the Fun Begin

I will hand pick homes based on your wants and needs and non-negotiable features all within your budget.  I will set up appointments based on your schedule and we will visit the homes together. 

We will walk through each home together.  I will point out the features matching your wants and needs and other benefits the homes provide.  The process will be a lot more fun and exciting if we stay focused on looking at homes that fit your criteria. 

When we are done, the only question you will need to ask is "Which of these great homes should I buy?"

Making An Offer and Negotiating

Up to now, helping you buy your perfect home has been a collaborative effort.  When it comes time to make an offer on your dream home, my expertise as a Realtor shines through!

I will discuss the offer details to you step-by-step making sure you understand EXACTLY what you are offering and agreeing to, including time frames, earnest money, and deadlines required by inspectors, banks and title companies. 

I will negotiate with the seller's Realtor on your behalf, keeping your part of the process stress-free.  We will discuss any counter-offers to ensure there are no hidden requests by either party. 

Your Offer Was Accepted -- Now What?

While this is a very exciting step, it's not the time for a full celebration--yet!

We will now need to schedule a professional physical home inspection and any other tests you may want to be done.  Your lender will order an appraisal.  These things should be done as soon as possible as they all have their own reports to write and present before the closing. 

You will have the opportunity to do a final walk-through prior to closing to ensure everything agreed upon in the purchase agreement has been completed. 

What Happens At Closing?

A title company's job is to make sure the home can be sold with a "clear title." They have a full research process they go through for every property.  They research to make sure there are not any liens by contractors or private parties, loans or city encumbrances. 

If any concerns are discovered, they usually can be cleared up with a few phone calls or by requiring the seller to pay off the debts.

I will work closely with the title company and your bank to ensure the closing goes as smoothly as possible. 

On the Day of Closing

We are so close to celebrating!  On the day of closing, you will sign the documents for the bank loan, finalizing the purchase.  You'll FINALLY get the keys to your new home!
